The Plumbing
Buyers Pay For.
In Any House.
Bathroom and kitchen upgrades that change how a house shows and how it is priced. We take dated, builder-grade rooms and rebuild the plumbing so they look, feel and perform like a far more expensive home.

Buyers Decide In The Bathroom And The Kitchen
A buyer walks through a house in a few minutes, and most of the judgement happens in two rooms. They turn on a tap. They look at the shower. They open the cabinet under the sink. What they find there tells them whether the house was looked after, and it sets the number they are willing to offer.
That is why plumbing has more effect on how a house is priced than its share of the renovation budget suggests. Paint and flooring make a house look fresh. The fixtures, the shower and the mechanical room make it feel like a better house.
- Taps and valves that feel solid in the hand and hold temperature
- A shower with real pressure, a clean glass line and no visible patchwork
- Wall-hung or skirted toilets with no exposed supply lines to clean around
- Drains that run quietly and clear the first time
- A water heater and mechanical room that pass a buyer’s inspection without comment
- No ageing supply pipe for an inspector or an insurer to flag
Six Upgrades That Move A House Up A Bracket
A Walk-In Shower Done Properly
A thermostatic valve, a rain head and a hand shower on a correctly sized supply. It is the single feature buyers photograph and remember.
Wall-Hung Toilets
A concealed carrier and cistern clear the floor and make a small bathroom read as larger, cleaner and newer.
A Freestanding Tub
A floor-mount filler and a tub set on its own turn a main bathroom into an ensuite. The drain and supply are planned before the floor closes.
The Kitchen Sink Wall
A proper tap, an undermount sink, filtration and a tidy cabinet below. It is used every day and judged at every viewing.
Water Heater And Mechanical Room
A new tank or tankless unit with clean pipework, a drain pan and the required safety fittings. Inspectors look here first.
Old Supply Pipe Replaced
Poly-B and galvanized pipe are raised in inspection reports and by insurers. Replacing them removes an objection before it is made.

Three Ways To Work With Us
Every job is quoted as a fixed written price once we have seen photos or the house itself. We do not publish a price before then, because the same bathroom costs very different amounts in a 1975 rancher and a 2005 two-storey.
- The Bathroom Refresh. New fixtures, valve, toilet and trim in the existing layout. No walls moved.
- The Full Ensuite. The room rebuilt to a drawing: shower, tub, vanity and toilet set out from scratch.
- The Whole-House Upgrade. Every tap, toilet, shower valve and the water heater, planned as one job.
What We Will Not Promise
We will not tell you what your house will sell for. Nobody can, and a plumber who says otherwise is selling you something.
- We show you what buyers and inspectors respond to
- We tell you which upgrades are worth doing in your house and which are not
- We build it so it performs, not only so it photographs
- We finish by the date we agreed

Questions We Are Asked
Which plumbing upgrades are worth doing before selling a house?
The ones a buyer can see and touch, and the ones an inspector will write down. In most houses that means the main shower, the toilets, the kitchen tap and sink, the water heater, and any Poly-B or galvanized supply pipe.
Can you work to a listing date?
Yes. Tell us the date at the start and we plan the work, the permit and the inspection around it. If the date cannot be met we say so before you commit.
Do these upgrades need a permit?
Replacing a fixture in the same position usually does not. Moving or adding fixtures, replacing a water heater and re-piping usually do. We handle the permit and the inspection as part of the job.
Will you tell me how much value an upgrade adds?
No. We do not promise a sale price. We tell you what buyers and inspectors respond to and give you a fixed price for the work, so you can make the decision with your realtor.
Send Us Photos Of The Room
A few photos and the age of the house are enough to start. We will tell you what is worth doing, what is not, and what it costs.
