Excellent service from Ben at Seastack Mechanical. Ben demonstrated exceptional professionalism, honesty, and work ethic throughout the entire job. His response time was very quick, and he was a pleasure to work with. Although I had mistakenly omitted some of my requirements in the original work order, Ben did not hesitate to return to my home a second time to ensure everything was completed exactly as I wanted. What impressed me most was that he never asked for any additional payment, even though the extra visit was clearly beyond the original scope of work. His positive attitude, integrity, and commitment to customer satisfaction truly stood out. He made sure every aspect of the job was completed to a high professional standard. I am extremely satisfied with his service and would not hesitate to call him again for any future plumbing needs. Highly recommended!

Heating With Water, Not Air
A boiler heats water and moves it through pipes to radiators, baseboards or tubing in the floor. There are no ducts, no blown dust and no cold blast when the system starts — just steady, even warmth you can zone room by room. It is the quietest way to heat a house, and in a well-built Lower Mainland home it is also one of the cheapest to run.
The same boiler can make your domestic hot water as well, either built in (a combi) or through a separate indirect tank. That means one appliance, one gas connection and one piece of equipment to maintain.
- ✔️ New boiler installations and full system design
- ✔️ Replacing an old, failed or inefficient boiler
- ✔️ Converting to a high-efficiency condensing gas boiler
- ✔️ In-floor radiant, baseboard and radiator heating
- ✔️ Indirect hot water tanks and combi domestic hot water
- ✔️ Zoning, controls and thermostat upgrades
- ✔️ Repairs, no-heat calls and annual maintenance
Boiler Over 20 Years Old?
Older atmospheric and mid-efficiency boilers in this region typically run at 60–80% efficiency, which means a fifth to two fifths of the gas you buy goes up the chimney. They also tend to fail in the coldest week of the year. Planning the change on your own schedule is always cheaper than doing it in an emergency.
Radiators Cold At The Top?
Air trapped in the system, a tired circulator, a waterlogged expansion tank or a slow leak dropping system pressure. All four are ordinary repairs — but left alone they cost you heat in every room on that loop.

Every Kind Of Boiler System We Work On
Condensing Combi Boilers
One wall-hung unit for both heating and domestic hot water. The common choice in townhouses, suites and homes with no room for a tank.
Condensing System & Heat-Only Boilers
Heating only, usually paired with an indirect tank for hot water. Better for larger homes, multiple zones and high hot-water demand.
Atmospheric & Mid-Efficiency Boilers
The older chimney-vented units still found in many Lower Mainland homes. We service them, and we replace them when parts or running costs no longer make sense.
Cast Iron Sectional Boilers
Heavy, long-lived boilers common in older Langley, New Westminster and Burnaby houses. Often worth repairing, sometimes worth replacing — we tell you which.
Electric Boilers
Where there is no gas service, or for suites, additions and small radiant zones. Simple, silent, and nothing to vent.
Commercial & Multi-Boiler Plants
Staged and modulating boiler banks, hydronic air handlers and mechanical rooms for strata, commercial and light-industrial buildings.
How The Heat Gets Delivered
The boiler is only half the system. What it feeds decides how the house actually feels, and most of our work is matching the two properly.
- 🔥 In-floor radiant tubing, heated slabs and staple-up
- 🔥 Fin-tube baseboard convectors
- 🔥 Panel radiators and older cast iron radiators
- 🔥 Hydronic air handlers and fan coils
- 🔥 Garage and shop unit heaters
- 🔥 Heated towel rails and warm bathroom floors
- 🔥 Driveway and walkway snowmelt
- 🔥 Pool and spa heating loops
- 🔥 Indirect tanks for domestic hot water
Controls, Pumps And The Parts That Fail
Most no-heat calls are not the boiler itself. They are the pieces around it, and every one of them is something we repair or replace.
- ⚙️ Outdoor reset controls and modulating thermostats
- ⚙️ Zone valves, zone panels and circulator pumps
- ⚙️ Radiant manifolds, actuators and mixing valves
- ⚙️ Expansion tanks, fill valves and pressure relief valves
- ⚙️ Air separators, dirt separators and system flushing
- ⚙️ Low water cut-offs and aquastats
- ⚙️ Glycol charging and freeze protection
- ⚙️ Heat exchanger descaling and combustion cleaning
Boiler Brands Installed Across The Lower Mainland

Commercial Lines
Camus, Raypak, Patterson-Kelley, Lochinvar Crest and staged multi-boiler plants for strata and commercial mechanical rooms.
If your boiler is not on this list, it does not mean we cannot help. Send us a photo of the rating plate and we will tell you honestly whether it is worth repairing or replacing.
Repairs And Annual Service
A boiler that gets looked at once a year lasts longer, burns less gas and is far less likely to quit in January. A yearly service covers combustion, the heat exchanger, the condensate path, system pressure, the expansion tank, the safeties and the controls.
- 🛠️ No heat, or heat in some zones only
- 🛠️ Ignition lockouts and repeating error codes
- 🛠️ Short cycling and noisy operation
- 🛠️ System pressure dropping or the relief valve weeping
- 🛠️ Leaks at the boiler, pumps or fittings
- 🛠️ Blocked condensate lines and traps
- 🛠️ Annual maintenance and safety checks
