How often should I flush my hot water tank?
For most Lower Mainland homes, once a year is the right interval. If you have harder water or an older tank, every 6 months is better. Signs you’re overdue: rumbling or popping sounds from the tank, rusty or discoloured hot water, or longer wait times at the tap. If your tank hasn’t been flushed in over 5 years, have a licensed plumber handle it — older drain valves can break when opened for the first time in years.
What are the signs my pipes need replacing?
The main warning signs are: discoloured or rusty water from the tap, recurring leaks in the same pipe run, significantly reduced water pressure throughout the home, and visible corrosion or blue-green staining on exposed pipes. If your home is over 40 years old and still has original galvanized steel pipes, a pipe assessment is worthwhile — galvanized pipes have a lifespan of roughly 40–70 years and many older Lower Mainland homes are at or past that point.
What’s the difference between a combi boiler and a hot water tank?
A combination (combi) boiler heats water on demand with no storage tank — it’s compact and energy-efficient, and works well for smaller households or condos. A traditional hot water tank stores a reservoir of pre-heated water (typically 40–80 gallons) and is better suited to larger families with high simultaneous demand. How does hydronic in-floor heating work?
Hydronic heating circulates hot water through tubing installed beneath your floor, radiating heat upward into the room. Because water carries heat far more efficiently than air, hydronic systems use less energy than forced-air heating to maintain the same temperature. The result is even, draft-free warmth with no noise and no dry air. Do I need a water filtration system in BC?
It depends on your water source and your household’s needs. Metro Vancouver municipal water is generally good quality, though it’s treated with chlorine which many people prefer to filter out. In areas like Abbotsford, Langley, and parts of Surrey, water hardness is notably higher — a water softener can protect your pipes and appliances. If you’re on a private well anywhere in the Fraser Valley, regular testing and appropriate filtration are essential. We can assess your situation and recommend the right solution.
How do I winterize my plumbing in BC?
The Lower Mainland doesn’t get extreme cold often, but when it does, frozen pipes cause serious damage. The key steps: disconnect and drain garden hoses before the first frost, insulate exposed pipes in crawl spaces and garages, keep your home above 15°C if you’re away in winter, and make sure your boiler or furnace is serviced before cold weather hits. Know where your main water shutoff is — if a pipe does freeze and burst, getting to that valve fast limits the damage.
