Emergency Service Questions

Do you really answer 24/7?
Yes — our emergency line is answered live any hour, any day. You won't reach a voicemail or answering service on an active emergency call. Call 778-389-3789 any time.
How fast can you respond to an emergency?
Response time depends on your location and current dispatch queue, but we confirm your ETA on the call. For most Langley and Surrey calls, we aim for same-hour response on active flooding or burst pipe situations.
What counts as a plumbing emergency?
Active water flow you can't stop, sewage backup, no hot water, burst pipes or flooding are all emergencies. If you're unsure — call. We'd rather confirm it's minor than have you wait on something that escalates.
Is there an after-hours emergency fee?
After-hours and weekend emergency calls may carry an additional dispatch fee. We disclose this on the call before dispatch — you'll know the cost structure before we show up. No surprise billing.

Pricing & Payment Questions

How does your pricing work?
We provide a fixed-price quote before starting any work. You approve the price — we start. No hourly billing surprises, no after-the-fact additions unless you request scope changes.
Is the initial assessment free?
For most standard residential service calls, we assess the job on arrival and quote before starting. Larger or more complex scopes (major renovations, drainage projects) may involve a site visit quote — confirmed before your visit.
What payment methods do you accept?
We accept e-Transfer, credit card and cheque. Payment terms are outlined in your quote. For larger projects, we may require a deposit before material procurement — disclosed in the quote.
Can I get a written quote before committing?
Absolutely — written quotes are standard on all jobs. For renovation and drainage projects we provide a detailed scope-of-work document with fixed pricing before any work begins.

Residential Plumbing Questions

What areas do you serve?
We serve Langley, Surrey, Abbotsford, Maple Ridge, Coquitlam, Burnaby, Vancouver, Delta, Chilliwack, Mission, White Rock and Hope. If you're in the Lower Mainland or Fraser Valley, call us — we'll confirm coverage.
Do you do Poly-B pipe replacement?
Yes — we specialize in Poly-B re-piping across the Lower Mainland. Polybutylene piping (installed 1978–1995) is prone to failure and many BC insurers no longer cover homes with it. We provide full and partial re-pipe quotes.
Do you handle permits for renovation work?
Yes — we apply for required permits and manage the inspection process on renovation and drainage projects. We know the AHJ requirements across Langley, Surrey and Greater Vancouver municipalities.
Can you work with my general contractor?
Absolutely — we regularly work as the plumbing sub on GC-led renovation projects. We coordinate scheduling, rough-in timing and inspection sign-offs directly with your GC to keep the project on track.

Do you work on US projects?
Yes — our consulting desk serves contractors across the US and Canada. We're familiar with major US mechanical codes and work across time zones. Submit blueprints to support@seastackmech.ca.
How long does a take-off take?
Most residential or small commercial take-offs are delivered within 24–48 hours. Larger multi-system projects are quoted with a specific turnaround date confirmed before we start.
How is consulting priced?
All consulting engagements are fixed-fee, quoted per project after reviewing your drawings. No hourly billing, no retainers — you know the full cost before we start.
Is my project information confidential?
All submitted drawings and project information are treated as confidential. We request view-only access where possible and do not share client files with third parties.

Are you licensed in BC?
Yes — Seastack Mechanical is a fully licensed plumbing contractor in British Columbia, registered with the relevant licensing authorities and carrying full liability insurance.
What is Red Seal certification?
The Red Seal (Interprovincial Standards Program) is the highest trade certification in Canada. It certifies that a journeyman has met national competency standards — it's the mark of a fully qualified, experienced tradesperson.
Are you registered with WorkSafeBC?
Yes — Seastack Mechanical is a registered WorkSafeBC contractor. All work is conducted with proper site safety protocols in place.
Can you provide proof of insurance?
Yes — certificates of insurance are available on request. Commercial clients and strata corporations can request documentation for their records prior to work commencing.

How often should I flush my hot water tank?

For most Lower Mainland homes, once a year is the right interval. If you have harder water or an older tank, every 6 months is better. Signs you’re overdue: rumbling or popping sounds from the tank, rusty or discoloured hot water, or longer wait times at the tap. If your tank hasn’t been flushed in over 5 years, have a licensed plumber handle it — older drain valves can break when opened for the first time in years.

What are the signs my pipes need replacing?

The main warning signs are: discoloured or rusty water from the tap, recurring leaks in the same pipe run, significantly reduced water pressure throughout the home, and visible corrosion or blue-green staining on exposed pipes. If your home is over 40 years old and still has original galvanized steel pipes, a pipe assessment is worthwhile — galvanized pipes have a lifespan of roughly 40–70 years and many older Lower Mainland homes are at or past that point.

What’s the difference between a combi boiler and a hot water tank?

A combination (combi) boiler heats water on demand with no storage tank — it’s compact and energy-efficient, and works well for smaller households or condos. A traditional hot water tank stores a reservoir of pre-heated water (typically 40–80 gallons) and is better suited to larger families with high simultaneous demand. The right choice depends on your home size, household size, and whether you also need space heating. We’re happy to walk you through the options.

How does hydronic in-floor heating work?

Hydronic heating circulates hot water through tubing installed beneath your floor, radiating heat upward into the room. Because water carries heat far more efficiently than air, hydronic systems use less energy than forced-air heating to maintain the same temperature. The result is even, draft-free warmth with no noise and no dry air. It’s one of the most comfortable forms of heating available — and SeaStack Mechanical specialises in hydronic system design and installation across the Lower Mainland.

Do I need a water filtration system in BC?

It depends on your water source and your household’s needs. Metro Vancouver municipal water is generally good quality, though it’s treated with chlorine which many people prefer to filter out. In areas like Abbotsford, Langley, and parts of Surrey, water hardness is notably higher — a water softener can protect your pipes and appliances. If you’re on a private well anywhere in the Fraser Valley, regular testing and appropriate filtration are essential. We can assess your situation and recommend the right solution.

How do I winterize my plumbing in BC?

The Lower Mainland doesn’t get extreme cold often, but when it does, frozen pipes cause serious damage. The key steps: disconnect and drain garden hoses before the first frost, insulate exposed pipes in crawl spaces and garages, keep your home above 15°C if you’re away in winter, and make sure your boiler or furnace is serviced before cold weather hits. Know where your main water shutoff is — if a pipe does freeze and burst, getting to that valve fast limits the damage.
