What “Condensing” Actually Means
An older boiler sends its exhaust straight up the chimney while it is still hot. A condensing boiler puts that exhaust through a second heat exchanger, pulls the heat back out of it, and cools the flue gas until the water vapour in it condenses back to liquid. That recovered heat is the difference between roughly 80% efficiency and 95% or better.
The catch is that it only condenses when the water coming back from your heating system is cool enough — under about 54°C / 130°F. A condensing boiler dropped onto an old high-temperature system, with no outdoor reset and no attention to return temperature, will never reach the efficiency on the box. Getting that right is most of the job.

Combi Or Heat-Only?
A combi makes your heating and your hot water in one box and needs no tank. A heat-only or system boiler does heating alone and feeds an indirect tank. Combis suit townhouses, suites and smaller homes; larger homes with two bathrooms running at once are usually better served by a boiler and a tank.
Bigger Is Not Better
An oversized boiler short-cycles, wears out its ignition components and burns more gas, not less. We size from the actual heat loss of your building and the emitters you have, not from whatever was on the wall before.

What A Proper Installation Includes
Heat Loss & Sizing
We measure what the building actually needs and what your radiators, baseboards or floor loops can deliver, then size the boiler to that.
Gas & Venting
Gas line capacity checked and upsized where needed, and a vent route planned for the new sidewall intake and exhaust, with correct clearances from windows, doors and property lines.
Permits
Municipal permits pulled before work starts, and the installation left ready for inspection. Gas work is carried out under the BC requirements that apply to it.
Near-Boiler Piping
Primary/secondary piping or a hydraulic separator, correct circulator placement, air and dirt separation, expansion tank, fill and relief — the part that decides whether the boiler lasts.
Condensate & Electrical
A proper condensate drain with a neutraliser where required, so the acidic condensate does not eat your drains, plus dedicated power and controls wiring.
Commissioning
Combustion checked and adjusted with an analyser, outdoor reset curve set, zones balanced, safeties proven, and the system handed over with the settings written down.

We are not tied to one manufacturer. We recommend the boiler that fits your system, your hot water demand and the space you have — and we will say so plainly if the unit you asked about is the wrong one for the job.
Replacing An Old Boiler
Swapping a chimney-vented boiler for a condensing one changes more than the box on the wall. Plan for these, because a quote that leaves them out is not a real quote:
- 🔧 New sidewall venting, and the old chimney abandoned or relined for any appliance left on it
- 🔧 A condensate drain, trap and neutraliser where the drain material needs it
- 🔧 Gas line and meter capacity confirmed for the new load
- 🔧 New near-boiler piping, circulator and expansion tank
- 🔧 System flush, because old debris will foul a new heat exchanger
- 🔧 An indirect tank, if you are moving away from a combi or an old tank
- 🔧 Controls and zoning brought up to the new boiler’s capability
Common Questions
How long does it take?
A straight residential replacement is usually one to two days. Re-piping, venting changes or a new indirect tank can add a day.
How long will it last?
Fifteen to twenty years is realistic for a well-installed, annually serviced condensing boiler. Skipping service is the fastest way to cut that in half.
Can I keep my radiators?
Usually yes. Existing radiators and baseboards often work well, provided the system is set up to run at a lower water temperature.
What about my hot water?
Either a combi, or a separate indirect tank heated by the boiler. We size that around how many fixtures your household actually runs at once.
